The Town of Needham requests qualifications for a Project Management Services (Consultant) to oversee multiple, town-wide building projects of new, proposed and existing construction. The scope of services may include Project Management, Cost Estimating, Construction Administration Constructability Review, Scheduling and other Owner’s Project Manager (OPM) related activity. The nature of the work agreement will be on-call, per project as assignments under a master contract covering the duration of three years, to be negotiated at time of contract agreement and pending future project funding.
Copies of the Request for Qualifications will be available beginning November 4, 2021 at the Office of the PPBC / Building Design & Construction Dept. 500 Dedham Avenue, Needham, MA 02492 or by emailing a request to Kathryn Copley at or from the Town’s web site www.NeedhamMa.gov and will be available until submission deadline.
A Briefing Session will be held on November 15, 2021 at 2 PM, located at the Public Services Admin Bldg., 500 Dedham Ave, Needham, MA in the Charles River Room 1st Floor. Interviews, if needed, will be on December 10, 2021.
Qualifications must be returned to the PPBC / Building Design & Construction Department c/o Kathryn Copley, 500 Dedham Avenue, Needham, MA 02492 by 2:00 PM on December 1, 2021.

Fax transmissions will not be accepted.
PM’s who are affiliated with architecture or contractor firms that are currently working on Needham public projects are not eligible because the OPM must be independent from these two parties per MGL c.149, §44 A ½.
The Consultant fee for the identified services including all reimbursable expenses will be negotiated per assignment, based on established hourly rates and defined scoped of work. The total fee of the master contract will not exceed $500,000.00. The total amount of work is not assured, and the exact number of assignments is to be determined. The Town of Needham reserves the right to reject any or all qualifications and to accept any proposal that it considers to be in the best interests of the Town.
