CHAPTER 40B of the Massachusetts General Laws requires that at least 10% of each Massachusetts municipality’s year-round housing stock be certified on the State’s Subsidized Housing Inventory (SHI). The Town of Needham has met and exceeded that mandate. Specifically, of the 11,849 year-round housing units in Needham (per 2020 federal census data), 1,404 units or 11.85% of the total housing stock are determined to be eligible for inclusion on the SHI. Please note that meeting the 10% requirement does not mean that 10% of all housing units are in fact affordable given that all units in rental housing developments created under 40B are counted toward the SHI even though at most 25% or the units are typically affordable.
